        The entire property is zoned “F2”, a State planning designation that denotes
        commercial forestland, with one house permitted every 80 acres.  The 120 acres
        were divided in 1990 into two parcels, or "buildable lots" (“Parcel 1”, which is
        sometimes
referred to as the “main” parcel, and “Parcel 2” which is sometimes
        referred to as the “cabin” parcel).   You can review the appropriate documentation

        The property is completely surveyed, fully roaded, and all access points gated.
        The timber stands, road system and culverts are all in great shape.  Excellent well
        and water delivery systems are in place.  The southern exposure creates ideal
        solar potential for new residential construction.

        The property cannot be further sub-divided.   Furthermore, the possibility of a
        purchaser being able to split off and sell one of the buildable lots as a separate
        entity is very unlikely.
